Simple, transparent and fair landlord services in Doncaster

Option 1 – Fully Managed Service

This is our most popular service. As well as everything we offer on our Tenant Find Service, we will take care of all the day to day management of your property including arranging for relevant certificates to be in place, collection and processing of rents, carry out property inspections to ensure your property is been looked after, dealing with all maintenance and repair requests and taking the day to day problems away from you as the Landlord.

For the above service we charge 10% of the monthly rental amount, or if you have more than one property we are happy to negotiate a lower rate depending on the number of properties and location. There is a setup fee of £199.00 which covers advertising and admin on finding the tenant.

Option 2 – Tenant Find Service

This service is designed for experienced landlords who understand the legalities of being a landlord and are happy to deal with the day-to-day management of their property.

HPI will advertise your property and once we have found a suitable tenant, if required, we will reference/credit check them and prepare all legal documents including the AST and inventory (if required) along with all relevant compliance documentation and legal notices.

You as a landlord will then be responsible for all the ongoing issues that may arise such as rent collection, arrears, tenancy renewals and compliance certification.

Option 3 – Guaranteed Rental Services

We work with a variety of Registered Providers, Charities and Companies and can offer guaranteed rental schemes, in order to give you a stable and regular income.

Some of the contracted schemes we are able to offer include; property maintenance and compliance certification as standard, where others include tenant damage cover.

For these services we charge a £150 set up fee.

This will depend on how much support you need. At HPI, we offer three main landlord services: fully managed, tenant find and guaranteed rental. Each of these services involves a different degree of service from us and the fees we charge reflect this.

Using a managing agent gives you a ‘fully managed service’, allowing you to relax and let the letting agent do the work. It helps create a professional distance between you and the tenancy, meaning you won’t have to worry about rent arrears and deposit disputes.

Landlords and letting agents need to register tenants’ deposits with an approved Tenancy Deposit Scheme. This must happen within the first 30 days of a tenancy starting. The scheme ensures your tenant will get the deposit back if they meet what’s outlined in the tenancy agreement, pay the rent and bills, and don’t cause any damage to the property.

An inventory is a list of all the contents in your property and the condition of the property before a tenant moves in. It’s important to have proof of these things in case there is a dispute over damage at the end of the tenancy.

Unless council tax is included in the rent, the tenant is responsible for paying it, but this should be clearly stated in the tenancy agreement.

Usually, the tenant would pay for the TV license, although if the landlord furnishes the property with a TV, they would be expected to pay the license. Whoever pays the TV license should be stated in the tenancy agreement.

If your tenant has breached their tenancy agreement by not paying rent, you can legally give them a Section 8 Notice which may lead to court and could end in eviction.

For a periodic tenancy, you can’t normally increase the rent more than once a year. For a fixed-term tenancy, you can only increase the rent if your tenant agrees.

To end a tenancy or evict a tenant, legal action is required. This can be done by sending the tenant a written notice, applying for a court order if the tenant doesn’t leave or asking the courts to enforce that court order if the tenant still refuses to leave. It’s illegal to force a tenant out of a rented property if these steps aren’t followed.

An Energy Performance Certificate (EPC) is a report which details the energy efficiency of a property. It gives a property an energy efficiency rating from A (most efficient), to G (least efficient). An EPC is valid for 10 years.

All landlords in England are required to purchase an EPC for their property before letting it out. Your estate agent may be able to help arrange this.

Right to Rent is a scheme which helps to make sure that people renting a property in the UK have a legal right to be in the UK. Estate agents will include this as part of their referencing process, but if a landlord carries out their own checks, they will need to get an acceptable proof of residency from potential tenants or they may risk a fine.

The Property Ombudsman (TPO) is a free and independent service in which landlords can refer any complaint if their agent fails to address it to their satisfaction.

The Client Money Protection (CMP) Scheme provides compensation for landlords, tenants and other clients when agents misuse their rent, deposit or any other funds.
